Why stage an empty home
Empty rooms are hard to read in photos. With nothing in them, buyers can't judge size, and a spare room has no obvious use. Most people scroll through listing photos quickly, and a room they can't picture living in is easy to skip.
Physical staging works but costs money every month the home sits on the market, and it has to be moved in and out. Virtual staging adds furniture to the photos only. The home stays empty for showings, and the photos show how each room could be used.
Which rooms to stage
Not every room needs furniture. This planner is our usual starting point; your quote may differ depending on the home.

Services
Vacant listings
Homes for sale that are empty, partly empty, or where the seller has moved out.
Rentals
Simple, quick staging for apartments and houses for rent, often across many units.
New builds
Finished spec homes, or rooms rendered from plans before the photos exist.
Tell buyers and renters when a photo is staged. A staged photo shows furniture that isn't in the home. Label staged photos clearly, keep the empty originals, and check your MLS or listing site rules before you upload. Many have their own requirements.
What to send
- The listing photos at full size from your photographer (not the compressed copy from the listing site)
- Which rooms to stage, and what a spare room should become
- Who you expect to buy or rent: a first-time buyer, a family, a student, a retiree
- A style direction, or two or three photos you like
- For new builds: plans and finish selections if there are no photos yet
- The date the listing goes live

Common questions
How much does it cost?
It depends on how many rooms you want staged, whether any need clearing first, and how many rounds of changes you need. We send a written quote after seeing the photos.
Can you remove existing furniture?
Often, yes. Clearing a furnished room before staging takes more work and is quoted separately. Very cluttered rooms may be better rephotographed empty.
Do I need to say the photos are staged?
You should, and your MLS or listing site may require it. Label staged photos clearly and keep the empty originals.
Are the photos on this site real listings?
No. They are AI-generated samples, labeled as such, made to show the look of our work. We don't show client listings without permission.
